Shipping & Delivery Policy

1. Delivery Area

KJK Shipping Containers LLC ("KJK," "we," "us," or "our") delivers new and used shipping containers, as well as completed tiny home builds, to commercial and residential sites within our published service area. Availability outside this area may be arranged on a case-by-case basis and may involve additional freight charges.

2. Lead Times

Standard (unmodified) container orders typically ship within 3–10 business days of order confirmation and payment, subject to inventory availability. Custom-modified containers and tiny home builds typically require 4–6 weeks from final design approval, depending on the scope of work. Estimated timelines are provided at the time of quote and are not guaranteed delivery dates.

3. Site Access & Requirements

The customer is responsible for ensuring the delivery site is accessible to a tractor-trailer with a tilt-bed or roll-back trailer, including:

• A clear, level, and stable surface capable of supporting the container's weight
• Adequate overhead clearance (minimum 14 feet recommended) free of low wires or branches
• At least 60–75 feet of straight approach for tilt-bed unloading, where applicable
• Any required permits, HOA approvals, or zoning clearances obtained prior to delivery

Additional trip charges, dry-run fees, or use of alternative equipment (e.g., crane offload) may apply if the site is not delivery-ready on the scheduled date.

4. Delivery Methods

Containers are delivered via tilt-bed truck under normal circumstances, allowing the unit to be slid off directly onto a prepared surface. Crane or forklift placement is available on request for restricted-access sites, blocked driveways, or elevated placement, at an additional cost quoted in advance.

5. Inspection at Delivery

Customers are encouraged to be present at delivery to inspect the container or completed unit before the driver departs. Any visible damage sustained in transit should be noted on the delivery receipt and reported to KJK within 48 hours of delivery so we can address it promptly. Claims reported after this window may be more difficult to verify against the carrier.

6. Delays & Rescheduling

Delivery dates may be affected by weather, carrier availability, permitting, or site readiness. We will make reasonable efforts to notify customers as soon as we become aware of a delay. Rescheduling requested by the customer with less than 24 hours' notice may incur a rescheduling fee to cover dispatched freight.

7. Delivery of Customized / Tiny Home Units

Completed tiny home builds and heavily modified units may require special transport (oversize/overweight permitting, escort vehicles, or specialized trailers) depending on final dimensions. These requirements and any associated costs are outlined in your build contract prior to production.

8. Delivery Costs

Delivery pricing is calculated based on distance from our yard, container size, site accessibility, and equipment required, and is provided as part of your written quote. Fuel surcharges may apply and will be disclosed prior to final invoicing.
